What’s included in the standard service

Our process is rooted in collaboration and care. We immerse ourselves in understanding your lifestyle, aesthetic sensibilities, and long-term vision, crafting results that are as functional and enduring as they are visually refined.

Permits:

✓ Building permit application, including site plan layout. We apply for the permit, check the code and bylaw requirements. No hassle on your part. ​

Concrete pad:

✓ Minimum 4" compacted gravel underlay.

✓ A poly vapour barrier to prevent moisture from the soil from absorbing into the pad.

✓ 32mpa concrete with 10mil. reinforcement bars spaced at 24" o.c. in both directions. High quality, certified. 

✓ Concrete curb standard 6" wide.

✓ Complementary contraction joint cuts eliminate cracking of the pad surface. ​

​✓ Complementary sealant as a final step, protects the surface from the environment.

Framing:

✓ 2"x4"x8' stud at 24" apart with the pressure-treated bottom plate. ONLY Canadian certified lumber from a reliable supplier.

✓ Standard gable or reverse gable engineered trusses with 4/12 slope. ​​

✓ We build LVL where required for the reverse gable and always install headers for all doors and windows.

Exterior Finishes:​

✓ Standard asphalt roof shingles to match the house.

✓ Vinyl siding to match the house siding colour. 

✓ Soffit, fascia and continuous eavestrough to match existing house finishes. All our garage door frames are clad with aluminum cladding, which is a durable low-maintenance material​​​.

Doors and Windows​:

✓ 16'x7' white standard garage door. Canadian and US manufacturers only, you can always be sure that details are available for your door if you ever need repair.

✓ Next-generation Chamberlain ultra-quiet garage door opener with myQ support and two remotes. Sleek, modern design.

✓ 30"x30" picture window.

✓ 36"x80" door.

Electrical Services:​

✓ Permit and inspection included. 

✓ Our standard is a 40-amp electrical service with a dedicated subpanel, rather than the standard 15-amp service. 

✓ One inside 15A car port receptacle per car.

✓ One garage opener 15A plug.

✓ Two light bulbs + switch.

✓ As a bonus, one outside 15A GFCI receptacle.

✓ One man door entrance wall sconce lighting fixtures+switch.

Once everything is approved, our licensed team begins building, using high-quality materials and advanced techniques to ensure strength, durability, and style.

Step 5: Final Touches & Walkthrough:

When construction is complete, we’ll walk you through the finished garage to confirm it meets your expectations. We only consider the job done when you’re completely satisfied.
